Front door in wrong place. Should I buy?

Hi all,

My girlfriend and I have found a flat that we love!

We have gone through the process and got our management pack on Thursday which has results of the searches, lease information etc and were looking to exchanging at the end of this week.

I noticed that the front door on the plan and its location in real life are different. The door currently gives the flat a small "lobby" area for coat and shoe storage, however according to the plans this "lobby" is actually part of the comunal landing.

We are thinking about getting a deed of variation done before we move in, but this will most likely lead to the door being returned to the position on the plan and we lose part of the flat.

The alternative is we ignore it, proceed with the purchase and hope when we come to see it that it is not noticed as it hasn't been before.

Our solicitors also mentioned a deed of indemnity, which means we ignore the issue and when we come to sell the property we pass the deed onto the buyer, but we are worried this may make the flat hard to sell or give the buyer good grounds for bartering our price down.

Please advise!

    Why? The whole point is that it covers the risk of someone objecting to it (and ultimately any loss of value if you have to give up that area). It hardly sounds a significant issue anyway.
  • It was converted in 2008 into 5 flats. No one is sure when this happened!
