    Exactly. You've just given your conveyancer extra money for some sort of made up 'early key release' that has no actual bearing on your legal situation.

    As you're talking in Pounds I'll assume you're somewhere in the UK, and as you mention a 10% deposit then probably England, Wales or Northern Ireland...it certainly isn't normal in any of those places.

    You can have a key undertaking as I did with this house I've just moved into.

    You aren't permitted to move anything in at all and keys must be handed back to the agent at the end of working day ,

    It usually is allowed if vendor agrees for works on the house before moving in , not to be moving boxes unless the vendor knows you well enough

    I'm pretty sure your vendor will not fully understand the implications of what you are doing and his agent certainly doesn't

    Completion is not until you've paid in full when (if you had given the keys back at end of day) they would be released without restrictions.

    I never had to pay for a key undertaking either

    I wonder if the £70 is for an insurance policy in case the OP does do something illegal like not completing?
    Anyway my take would be that legally OP cannot move in at midnight* but practically speaking who would know? For sake of ethical conduct OP should take and use meter readings from when he got the keys not on completion. .

    * because it's not his until,completion which occurs at a time not just a date and it's always possible there's a glitch and completion doesn't happen.
