Advice pls

Hi

We have had to have a Structural Engineers report done in the house we are buying.
The report has come back with two major issues the lintel is not providing adequate support and the kitchen window is failing as its melted.
I emailed the Estate agent to say that we are still interested but we would like to come to an agreement with regard to the work either they get it done or we knock it off the price. The estate agent has come back saying they haven’t mentioned it to the owner as they want to know the renegotiated price.
I am not sure what to do next.

    Melted?! Something burnt the frame? Or the window is very old and a bit 'wavy'?


    What did your valuation say? If valued at the price you're paying, I would refuse to reduce if I were your vendor.


    Is this lintel problem as a result of them doing some work on the property such as removing a wall? How long ago?


    Never advisable to get vendors to do any repairs, etc. They'll do as cheap a job as possible. Maybe even get 'Bodge-it & Leg-it' in.

    Are you buying with a mortgage, and if so is your lender prepared to complete with the property in its current condition? If not then doing the work yourselves after you move in might not be an option.

    The kitchen window may also be due to a bad lintel, with weight on it and the sun beating down on it deforming it.

    You will have to get a builder quote to you know how much to knock off, but without seeing it i would guess 3-5k
