Epc incorrect can I reclaim ?
Hi does anyone know if my rented flat epc is incorrect can I claim the extra electricity charges back from property agent? Certificate issued in 2009 of grade d but I started to rent in 2018 and have had huge elec bills and damp issues. Certificate is now due.

I think you'd be fighting a losing battle with that one. First you'd need to demonstrate that the property was misrepresented then you'd need to prove that the big bills were because of this. The time and effort involved in doing this are likely to be way in excess of what you'd get back.0

No of course not. The EPC says on it:Based on standardised assumptions about occupancy, heating patterns and geographical location.0
