Building extension costs

Hello,

I have probably put this in the wrong place but I couldn't figure out where it should go and it does affect my family so thought I would try here!
My husband and I have found a house that we really like, particularly because of the potential for an extension which will make it the sort of house we could live in long term. My husband would be very keen to do the extension sooner rather than later so I am trying to figure out how soon we would be able to afford it if we were to buy the house. Has anyone got any ideas of how much 2 storey extensions cost to build? It would probably be about 20ft (the width of the house) by about 15ft. I have done some searches online but the information seems to get a little confusing when you are looking at 2 storey rather than 1 sorey. We would be happy to just have the basic extension built and then gradually do the internal things ourselves as and when we could afford it. We are in Oxfordshire (not sure if that has any relevance to the price of the labour)
Any information would be much appreciated.

  • hello, we built a 2 storey extension about 2 years ago it cost us around £17,000 but my husband who is a joiner did the majority of the work himself so did save us quite alot of money

    i think the cost roughly broke down as follows

    plans, fees for building inspector etc £1500

    ground works( hire of mini digger/dumper/skips/concrete,2 days pay to labourer to operate digger) around £1800

    bricks/blocks/cement etc around £5000 (our bricks were quite expensive)

    bricklayer labour costs around £1800 my husband did the labouring to keep costs down

    scaffold £300

    roof trusses/tiles etc around £800 my husband put the roof on

    plaster boards/and plasterer £1000 (plasterers dont come cheap)

    electrician £800

    plumber £3000(this was for 5 radiators,fitting new bathroon suite and down stairs clockroon suite which we bought)new combi boiler as old one wasnt powerful enough to power the extra radiators

    windows/doors internal & extrenal/electric roller garage door around £2000

    there are obviously other bits and bobs that add up that i have not mentioned, but this might give you an idea of what it could cost you if you were to do it yourself
    dont wait for your boat to come in, get in a dingy and row out to it!!!

    One rule of thumb is £100 per sq foot. Therefore on your extension - 20*15*2=600 = total cost £60,000 + VAT. Phew.
  • Hi,

    We are just in the process of looking to have an extension on our house, single storey, 18sqm.

    We have received a quote so far for the build including plastering, joinery, electrics, plumbing etc..it was £20k! I'm assuming this also covered windows and doors (waiting for the builder to itemise what is covered in the £20k)

    We thought this sounded pretty expensive....any thoughts?

    We have also spoken to an Architect and he has given us a rough estimate of £1000 for drawing up the plans, obtaining planning permission and building regs! As we have never done anything like this before I don't have a clue if £1000 is competitive....thoughts?

    My OH is an architect and £1000 is quite competitive. He charges £800 and finds he's often the lowest quote but many of his colleagues charge around the £1500 mark.

    A colleague just had a failry large two storey extension that cost over £80,000. About 10 years ago I had a double garage built, single skin walls, single storey and I did all the wiring myself. That came to just under £10,000.

    It is good to consider extensions to properties, but don't pay over the odds for a house that doesn't have planning permission for an extension.
