    Neither in respect of the felt roof, where a paid-for report from a roofing specialist would probably be best. I'd make it clear there would be no immediate work, just an assessment of the work done recently.

    As for the rest, in view of the age, I'd say go full buildings survey, especially if you are new to property. This seems to be the case, because unless I've misunderstood, you haven't actually bought the house yet....or at least I hope not!
