Home buyers report returned a few 3 concerns

First time buyer and inexperienced in this. This was the surveyors report on the value

"Our value is considered to be at the top of the current range of valuations for this size and type of property. The agreed purchase price may not be achievable in the event of an early sale".

I'm aware than gas and electric get 3 ratings to cover backs. However there is a few others...

Hallway floor feels uneven when walked on. It's a suspended timber floor so hes recommended it is looked at

Higher than normal levels of damp were found .

A drainage chamber outside was partially blocked.

External joinery needs comprehensive overhaul, including possibly cutting out pieces of wet rot and needs a whole new decoration. That was rated a 2.

The roof does require some repair work.

Guttering just let's water fall into the guttering outside. Not linked to any drain seemingly.

Walls are plastered and papered and show slight higher than average damp. Recommended getting a timber
Infestation investigation.

Any advice on this? Sounds to me that he thinks its slightly overpriced

    Agree with the guttering & roof, but the drainage chamber.... If this is a foul water drain, and the blockage is caused by a collapsed pipe or tree roots, it could be an expensive repair. For a drain for surface water leading to a soakaway, it could indicate a build up of debris that is reducing the effectiveness of the soakaway. Again, could be expensive to fix.


    First step would be to rod out the drains and see if that clears the blockage. If still blocked, then a survey is needed - This can be done by inserting a specialist camera down the drain and viewing the video feed.

  • If I wasn't pushing my budget to the limit on the purchase, they wouldn't put me off and I might consider a bit of specialist survey beforehand. If I wouldn't have the cash to get them looked at, then perhaps they would. It would also depend on the LTV that I was borrowing at.

    4 different surveyors said on that street we dont need a full building survey on it. They all recommended a HBR
