Agency chgarges

Hi,

We have been renting out a property using an agent for the last 3 years. This year at the end of their last 12 months agreement the tenant requested another 12 months contract, (which is fine by us), but the agency has charged us a fee in addition to the usual 10%, just wondering if this is "normal", ( we were not charged anything extra last time the tenant renewed for 12 months, and I will be checking the contract when I can find it!)

    They have probably charge a tenancy renewal fee plus the 10% management fee, this is pretty standard with most agents.

    ..thanks for the reply. As we have a really good tenant that appears to want to stay for a while I think this will push me into doing the relevant exams and then going "self managed"....the money I will save on agency fees means I will not have to increase the rent for a few years which will benefit us both!

    You don't have to do any exams, joint the RLA (Residential Landlords Association) go on some of their courses so you are up to date on legislation and serve notice on the agent so you can self manage

    Ah! yes, your contract with the agent clearly states that..... oh.... errr.... just a sec....suddenly the contract has gone all blurry and I can't read it ....!

    ..you do if you are in Wales, (a legal requirement..and if you live more than 200 miles from the property you have to employ a local agent)...
