Seller refusing to take out indemnity policy

Can I ask (another!) question regarding indemnity policy? Our seller has lost a few documents (boiler installation certificate, fensa for all the windows) We have asked seller to take out an indemnity policy to cover these lost documents but they have refused stating that all these certificates came up in the searches therefore that's why they are refusing to take policy out. Are they being cheeky and should we go back and insist they pay for it? Should we just pay it ourselves? Do we even need it if its confirmed they are came up in the searches? (I should mention we are planning on replacing the boiler and windows by the end of the year if we ever get to move in!).

And if you plan to replace both, just what is the point of these policies?0 -
You can get duplicate certificates from Gas Safe and Fensa, if you want them - so indemnity insurance shouldn't be necessary.
Has your solicitor suggested that you need indemnity insurance?0 -
Indemnity policies are usually pretty cheap, so it's not the greatest hardship to end up paying for them yourself (if you end up determining that they're required/useful).0

I've never heard of these certificates coming up in the searches solicitors carry out as part of the buying process. The solicitor will usually ask if these are available & for copies if they are.
An indemnity policy is not usually expensive, so if seller won't pay & you're intending to change boiler & windows at some point in the not too distant future then I'd not let it bother me not having these documents & I wouldn't spend money myself on an idemnity policy.The bigger the bargain, the better I feel.

My solicitor suggested for the seller to get it, i've asked would we need it if we're planning on replacing these things anyway. Still waiting to hear back from solicitor...(and that may take a while)0

You do realise the policies won't provide any guarantee of quality or reliability? Simply protect against Local Authority enforcement?When was the boiler installed? What would the indemnity insurance cover?

If you are buying with a mortgage you may well need them anyway. They cost peanuts, the seller is nit picking0

I've seen both Gas Safe and Fensa show up in searches this week!
