Need to find a conveyencer for a house transfer....... where do I look and any ideas on charges?

I need a conveyancer to put through the transfer of a property from one person to another. It a gift and no money will change hands.

I thought it should be relatively easy. I'm not stupid and work with official documents all the time in my profession but the aP1 form (assuming that I got the form right) seems designed to confuse.

As my time is valuable, I'd rather get a profressional to do it.

I've tried looking but most solicitors I can see are based to charge for the full house sale process.

This is literally just transfer from one to another and associated identity checks.

    Have you actually asked them? They'll all be capable of doing it and almost certainly be able to quote a restricted fee for doing so.

    You say it is a "transfer" of a property. A Transfer of Equity which involves removing someone from the title or adding someone to the title (one or more of the current registered proprietors are remaining on the title) is relatively cheap and simple to do, with the AD1, TR1 and AP1 submitted to Land Registry (am assuming there is no currently mortgage to redeem?). However, a transfer between one person and another person, i.e. the registered proprietor coming of the title and a new proprietor going on the title (one or more of the current registered proprietors are not remaining on the title), then this is classed as a Sale and Purchase, therefore incurring the same work and fees as a normal sale and purchase between non related people.

    Very straightforward.

    As long as no mortgage involved which would require lender's consent and a conveyancer.

    If you want a conveyancer, walk down your local high street and pop into 3 solicitors. Ask to see a conveyancer, explain what you need and get 3 quotes.

    If you are using online price comparison sites - remember that the sites get paid £200+ commission if you engage the solicitor through them. This adds to your cost!

    Best to ask solicitors directly.

    £200+? Really? How do you know that?

    I used a comparison site. I knew through reviews that they would more than likely put me in touch with XXX solicitors.

    So I called them direct for a quote. It was £Y.

    The comparison site gave me a quote of £X (X was about £350 cheaper than Y). When all the paperwork came through from XXX solicitors it quite clearly stated that they had paid a commission to the comparison website of £79.
  • Thanks all. I might give a couple of local firms a call.

    Its transferring my mothers house to me - all that should be needed is a few forms filling in since I don't need any checks on the property or searches or anything.

    Its part of a long terms strategy and we know what we're doing (its he idea before anyone thinks I'm taking advantage of a doddery old woman)
