Is anyone else getting the uncomfortable tingling of Deja Vue here:cool:
I clicked on the google images of a couple of the 'developments' and discovered some are also offered by a 'real estate' company with addresses in Switzerland, Russia, Ukraine, Kazakhstan and New York, whose website spells "quiet" as "quite". So I'm sure its all completely legit, guaranteed etc:p0 -
OP you are coming across as desperate to invest.
The botttom line to me is without needing to read any of their guff, if they need to offer rates at well above normal stock market yields something doesn't smell right.
If they can offer you 9% they must be earning even more. Say 14 or 15%? If they are doing that they why needlessly give away money since even 5% would be great and would raise their profit massively by 30% or so

Please don't worry, I am not investing into it. I want to know and to learn, why not. So next time I come across something like that, I will know exactly what are the factors which are making this a no-investment.

Spot on find, thanks. In the Bondreview comments, there is battle between observant commentators and one of the marketers (who would not reveal himself, but has been identified). Also one person who already invested said, that his interest payment in March is late, HSG have exercised right to delay payment for 6 months. They are struggling clearly, that's why I was heavily targeted by Keystone Property Group to invest into this (I am high net investor, to answer your question).
Also they reveal there that one of HSG subsidiaries, who issues the loans, is overdue with their accounts in Companies House. Really nice find. Thanks again.0 -

The returns are too high for a "guarantee" (either explicitly or implicit) of future returns
Of course, the fact returns are low doesn't necessarily mean its OK, but returns that are very high always carry extra risk especially when "guaranteed" because if they can be guaranteed them why would they give you a slice of the action they could take themselves ?
Start from that point and you'll save yourself a lot of angst and be in no trouble of being taken in by convincing patter.0 -

They lowered usual 25k minimum investment to 10k for me, and final date to declare If I want to invest was 1st April. Standard practice to induce haste and make me do it. Clever, huh. I wonder how many investors have agreed to it and they will send them money soon.0
