Shared Ownership - Insurance Query

Morning everyone.

I'm sorry if this has been asked before and I'm going over old ground but I just wanted to clarify something.

We are buying a new build shared ownership which is going to complete next week and I'm aware that the Housing Association, Fortis Living, have buildings insurance on the property.

My query is that if a pipe leaks/bursts and caused damaged would I be able to claim on the buildings insurance from Fortis. I'm going to take contents insurance out and I know that this could have some element of cover for water damage potentially.

Also, what happens if i break a window (i know this is a bit extreme) traditionally i would just make a claim on the buildings insurance but can i do that on the Fortis one?

As its a new build it has taken over a year to build but now its complete they want to complete next week and I've not had time to ask the questions.

    If something happens which the HA's buildings insurance covers, you should be able to make a claim.

    You need to read the buildings insurance policy to see what's covered.
    • Damage caused to the building by escape of water is probably covered. (So that includes damage to plaster, paintwork etc - but not damage to your belongings)
    • It's unlikely that the HA's policy has accidental damage cover - so breaking a window won't be covered.

    There's likely to be an excess - perhaps £100, £250 or maybe even £500. (i.e. You'd have to pay that amount of the claim, and the insurance company would pay the rest.)

    I'm guessing i get a copy of the buildings insurance but I can't see it in the solicitor stuff so far.

    I don't know if this can happen but I'm happy to actually pay for the additional buildings insurance (the property is a semi detached) but i don't know if you can have two insurances covering the same thing as it were?

    What additional buildings insurance are you looking for? Is it just accidental damage cover?

    Apart from accidental damage, all buildings insurance policies tend to cover the same risks.

    FWIW, I've never come across an "Accidental damage to buildings only" policy.
