To add a bedroom or not?

Hi, we have just bought a three bed property (2 large doubles plus a smallish single) with a large en-suite to one of the bedrooms. My aim was to add a stud wall and lose the en-suite to create a 4 bed (3 doubles + 1 single). My argument is the house is a decent size with a big garden and in an area popular with families. The doubles are also very big (19x13 and 18x13). My husband thinks lpeople would rather have 2 doubles each with an en-suite. Opinions would be good! Add a bedroom or not? Thank you.

Is your intention to quickly resell the property, and you're after the best way to maximise your profit?

Are there any other toilets/ bathrooms in the house? One toilet isn’t sufficient for a 4 bed house and with three doubles, I’d say only one bath / shower could be too little as well (depending on how many adults would be living in the property). If there’s a downstairs WC then I think it could be feasible, but really depends on the local area.
What’s more important is what would work best for YOU? You say you just bought the property, unless you particularly want / need the extra bedroom for your own use I would keep as-is, as its far easier to rip out an existing bathroom later when you come to sell than install one from scratch.0 -
In a 4 bed house many people will expect more than one bathroom - and likely an en-suite. Does the house at least have a downstairs toilet?

Hi all, no we are looking to stay not sell for a long time. 4 beds would suit us. We wouldn’t use a second bathroom and having a spare guest room would be ideal. There is a toilet downstairs and room for an en-suite at a later date in the other main bedroom. I don’t want to do something - even if it’s nice for us - if it would massively down value the property though. My husband thinks losing a bathroom would do this. I agree it’s probably down to what we’d personally prefer at the end of the day.0

Can you go up into the loft and have a new bedroom with en-suite up there? That will cost more, but will probably add more value.A kind word lasts a minute, a skelped erse is sair for a day.0

Why don't you just use the house with what suits your needs if staying.. If you will use an extra bedroom then fine..if not leave things the way you want them, it's your home0

Four beds will be worth more than a three bed within the same footprint. As long as the rooms are still sensibly sized.
Creating a smaller ensuite for one room would be ideal in the future, if you don't want it now.Everything that is supposed to be in heaven is already here on earth.

Problem solved? Do what suits you now. Years down the road, when you come to sell, get some opinions on tastes of the time and add a bathroom if necessary.0 -
