Offer accepted next steps

We have had an offer accepted, and have swapped solicitor details with the agency. The property has been removed from the market. There is no mortgage involved. As a FTB the next steps are somewhat unclear to me. The solicitor will now provide all the legal checks and required searches. My job is to hire someone to do the survey? We believe it to be worthwhile from what we have read to go for a building survey as that will go a little more into detail than the standard homebuyers version. Its a 1960s 3 bed terrace. Any advice appreciated.

    You're a cash purchaser?

    A surveyor can be picked out the yellow pages. You may want a survey before the solicitors do any work in case the survey isn't as you hoped.

    Thanks. In your experience, should a building report be the sort of thing I could get organised and completed in a few days?

    Only been involved in one house purchase so can't offer too much advice.

    You should be able to get your survey done and report with you within a week. That will then give you time to read it, give a copy to your solicitor and also ask they surveyor any questions.

    If you want them to look at particular things it may or may not be something your surveyor does.

    If the report comes back ok, or with bits which don't concern you and the value is the same, or more, than your offer, instruct your solicitor to proceed.

    As you do not seem to know much about the property purchase process, and as it involves a huge commitment, and a huge amount of money, I suggest you fill all the gaps in your knoledge - not just re the survey.


    There are whole books on the subject. You can get them free from your local library.
