When to instruct?

Did you offer asking price, or did you have an offer accepted?
If you paid on or very near asking price, it's probably more likely to be down-valued than if you paid significantly less.
Would also look at getting my survey included with the valuation. They won't all do buildings' survey, you may have to do that independently, but they should be able to offer a homebuyer's. Worked out several hundred cheaper for me I seem to remember.
Good luck.2024 wins: *must start comping again!*0 -
You will need solicitors picked for the mortgage application.
You can instruct them befor you do anything but tell them not to do any chargeable work until you tell them to so that they are in place to move things along once you've got the mortgage dealt with. Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -
Thank you.
We offered 5K under the asking price, no other houses in that road have sold in the 18 months so it’s hard to see what we are paying in comparison to the rest of the road.
We know which solicitors we will be using, however we have not instructed them to do anything yet.0 -
Are you just going to the bank you have a current account with?
Make sure you've shopped around. Don't just take your bank's mortgage.0 -
No, we are going through a mortgage broker to get the best deal.0

Don't forget the solicitor will need to be on your lender's panel.2024 wins: *must start comping again!*0
