How times change, a few years ago people`s families would have been screaming at them to bid 20% over, in case they "missed out"! Tough one here, listen to your family or a bunch of strangers on the internet who think high house prices are a great thing? Tricky.

Yeah it’s in Scotland so we have a home report/valuation. Apparently the sale fell through as it is of non standard constriction(I know I know) and they were tied to certain lenders. I know people in area who secured with Halifax on the exact same property so I am crossing everything that I get the mortgage for it ... just a waiting game now ... can’t cope

What did your lender think of the original offer you made?

I don’t think I’ve ever bought anything that a family member hasn’t told me I should and/or could have got for less.

Tricky perhaps, but easy enough to ignore the presumptious stranger, who purports to represent others' thoughts, even when the evidence in the thread doesn't support his crude analysis.

My guess is that this property will be "Downvalued".
  • I think you've definitely done the right thing. You would have just ended up annoying the vendors with a lower offer and after they've already been messed about too.

The problem with relatives getting involved is a lot of the time they've been out of the house buying game for so long that their thoughts on the market are well out of date. Its is also not their potential property they are gambling with, so have no emotional attachment to the situation.

On that we can agree, and I suspect the non-standard construction will play a part too.

But we are all just guessing, because there isn't enough info to form a reasoned judgement.

Or maybe they have woken up to the fact that the days of over-bidding for average property are well behind us?

    True, a link is needed.
