How long do you wait for valuation....

Property was on market mid Jan, and after several viewings and a couple of offers, we accepted an offer from FTB’s as there would only be us and them in the chain.

They are using a broker who is refusing to speak to our estate agent and say that things will happen at their ‘own speed’.
The buyer is frustrated at the broker, but as they are a family friend, and the buyer does not know much about mortgages, they will not change brokers or go direct to the lender.

They have already changed lender once as their solicitor was not on Nat West’s panel, and have now gone with Virgin Money.
We agreed the offer four weeks ago, and have still not had the survey, although their solicitors have requested searches.

We have given them several deadlines to get the survey carried out (as it will normally only be instructed by the lender once they are satisfied with income etc and having the survey booked will show us they can get the mortgage), bit now find the applicant has gone away for a week, and we cannot get any further information from the broker.

We know the purchaser loves the property, as she was crying when our EA told her we were going to relist, but despite a couple of deadlines, we are no further forward.

This is the busiest time of the year for selling, and we don’t want to miss out on other potential buyers if it transpires they are unable to get the mortgage amount they require.

I have told the EA to relist today, but we will take if off the market again when/if their lender books a survey.

Am I being unreasonable?
20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D
