Evicted friends in need

We have friends who have been renting a house in the village. The owner/landlord has now decided to terminate the tenancy because she wants the house for a friend or family member because they need a home before they can enter into a custody battle with her ex. Our friends have found what is actually a much better but isolated house. They are now incurring costs in moving, new school uniform for the twins, new furniture because some of the the old will not go through the new windows that they fitted, new curtains etc. As none of this is there fault have they any claim against the landlord? This is in wales if that makes a difference.

    Had the landlord obtained a court possession order and bailiffs to evict? If not then the tenants did not have to leave:



    Are they not happy with their improved lot with the
    ......what is actually a much better but isolated house...


    Wish I'd had someone to pick up the tab when I had to move so many times in the past.

    If they have a normal assured shorthold tenancy (AST) and the landlord has given the required notice (most probably 2 months) then they have no claim.
    They are not entitled to stay as long as they like and the landlord is entitled to give notice.

    It might be worth checking the contract but if it’s a normal AST then the landlord can give them notice.

    Not sure where you got the idea that landlords meet relocation costs. These are all risks which tenants accept by entering into fixed-term tenancies.
  • I hadn't got the idea that landlords meet the relocation costs! That's why I was asking the question above if read properly.

    Well that's what happens when you move house/area!!

    Not for the things you have listed, no.

    If this is an illegal eviction, then they do not need to move - though can choose to do so if they wish.

    If this is a legal eviction, then they have no valid claims.

    If they were renting, why did your friends fit new windows, and why ones their furniture won't fit through? They seem not only rather generous towards their landlord, but also lacking in any kind of foresight.

    Very trusting as they knew the landlord and were promised that the lease would be as long as they wanted.

    how long is the lease? is the landlord ending the lease early or are they on periodic month to month now?

    It all seems academic now.

    The tenants seem to be moving. Whatever the tenancy type, and whatever the LL did/did not do, an end to the tenancy seems to be agreed.


    OP is asking:

    and the clear answer to that is - no.
