  • We will make good everything and we've said we will get professional cleaners in at the end of the tenancy, even though this didn't happen at the beginning (easier for us). But it really needs a makeover.

    You’d think after a years long tenancy the landlord would want to do a bit of a refurb. Then again, in 2000 I moved into a flat untouched since the 70s, complete with an 8-track player that was piped into every room.:D

    I think you could have an impatient LL.

    My guess could be that he wants to market quickly and get another tenancy secured shortly after you move out,possibly to minimise the void period and maybe even that if the property remains empty beyond 1st june then theres additional fees that he could have to pay in line with the no tenant fees thing.


    Taking photos whilst your furniture is still in situ creates pictures that don't show the condition of the paintwork in too much detail


    If possible I would perhaps invite him round just to get a view of how the property is now if he's not seen it for a while....you could perhaps put it to him as a fact finding mission to determine if he feels he would like to carry out any decoration or maintenance after you have left.


    Did you have an inventory on moving in and do you think that perhaps hes likely to want to charge deposit deductions at all?

    Personally as a LL I would never undertake painting or maintenance for a new tenancy whilst the existing tenant is still there,it just doesn't sit comfortably with me and in my opinion that's what I like a void for,to reacquaint and sort out any niggles!


    Does property let quickly in the area in which case he may not even bother that the walls need repainting and just mark it so on the new incoming inventory.You need to not make the suggestion to him that his carpets and decoration need updating that's his decision to make.


    Allow the agent in to take photos if you are happy to do that although again its not your requirement to have a show home atmosphere whilst the property is being remarketed.


    Personally I have always found that an empty property rents better than an occupied one,but that just might be my view and experience.
