rental yield calculator

Anyone know of an online calculator (or have a spreadsheet?) where you can enter property price, rent, AND each of the costs ( agents, insurance, estimated repairs etc etc) to pump out a pre or post-tax yield at the end?


I've searched online without success but I can't be the first to want to work it out!

    Two minutes with a spreadsheet will work it out for you.

    Rent
    minus monthly costs
    multiply by 12 for an annual figure
    minus annual costs
    minus a %age to allow for voids/damage etc
    equals annual income

    divide house value by result
    equals yield

    Bingo.

    Now look surprised and wonder why it's not as lucrative as everybody's always told you...

    It was my job for many years with a very mixed portfolio ,industrial as well as residential... been a member on here for 6 years and only really started posting as `I never had time

    So many people go into it too lightly IMO and certainly now it certainly isn't lucrative by any stretch..Seriously hard work and very stressful

    Section 8's cropping up far too regularly which took even more time and wiping any profit out for the year on that particular property.

    I say profit but it was my income not a hobby so I was sometimes very precariously pushed financially and it was getting more prevalent as time went on

    30 years ago it was an alternative ,now I think more and more people seem to think property ,apart from your own home is a great way to turn a quick buck with stupid programmes like homes under the hammer.
    It would be helpful if after the reveal they actually state the tax figures the person has to pay rather than just stating profit before tax etc

    I know flipping is slightly off topic here but some of the projects shown there would have been next to nothing gained

    I'm off to the tip now ..no dealing with lightbulb changes for me :rotfl:

    A bit worrying, a potential LL who is unable to work out their own profit/loss accounts for their tax and overheads.

    I pity the Tenants who ask for repairs and will likely get the 'computer says no.'

    Yes, perfectly capable of working it out but why not use an automated system rather than paper, and why re-invent the wheel?


    I knew there'd be something out there to do the job so thanks for the links.
