Hi all,
Just a query...
On the day of completion, what time must you be moved out by?
Is it around 11:00? or 1pm?
Regards
BW

Ask your solicitor/ estate agent (whoever you are passing your keys to) what time.Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.0

Thanks all, getting a removal van for 8:30 so I'm hoping there will be at least 2 hours, ideally 3 to load all the stuff up.

I think completion is usually assumed to be midday but I could be wrong. After completion you cannot go back into the property because it then no longer belongs to you.0

The contract will have a time specified on it. Read the contract before you sign it - I hope you'd do that anyway!
But in reality 'Completion' cannot happen till the money transfers, which can be any time from 10 am to 5 pm.
Just be up, packed and out by mid morning, transport everything to your new home, then sit around waiting for your conveyancer to say "Job done move in."
Don't forget to leave your buyers the keys wherever you agreed to leave them.... they'll be sitting outside just like you!
The
are usually used and say:the sale is with vacant possession of the property or any part of it, and
the buyer is ready, able and willing to complete but does not pay the money due on completion until after after 2.00pm because the seller has not vacated the property or that part by that time.0 -
Our purchase completed at 11:30am. The vendors' purchase completed at 1pm. They had been told to vacate the house by 2pm (by estate agent and solicitor), but they hadn't even picked up their moving van by 1pm. Due to strange circumstances involving their mortgage and their solicitor, we weren't even sure that morning that completion was going to happen that day. We we were in no rush (moving out of rented with 4 weeks left on tenancy), they had small children, and we are reasonable people, so we agreed over the phone with the vendor to just let them get on with it and keep us updated. They finished emptying the house by about 8pm, and we drove over to get the keys at 9pm.Wedding savings Jan 19: £1.4k. Sept 19: £7.5k. Mar 20: £12.6k
Goal: Pay for wedding by August 20200 -
I was told by our solicitor once that their standard time of completion is 1pm unless either party requests differently. That I assume is their own in-house guidance rather than standard everywhere.0

We completed at 11:30 wish on the Monday, the vendors asked for an extra hour before we collected keys, which I was fine with, but we weren't moving in the same day so didn't have any strict timelines/movers etc.0

Hopefully it all be boxed up before that time
Professional removal men have always packed mine the day before, sometimes loaded half or more on the van/s, then finished the job off in the morning from 8-ish to somewhere around 11-12.
If you have a lot of stuff, you might need longer.2024 wins: *must start comping again!*0
