    Sounds like you should be offering a lot lower IMO.

    Pops158 - be aware that crashytime is a crash troll and has wrongly believed a house price crash is around the corner since 2001. He’s bitter and sad and sat in a crumby bed sit, whilst those of us who got on with life have nice homes and some of us are mortgage free.

    Just saying - don’t take all advice to heart as some people have their own agenda.

    Im sure your sister will be a good source for advice.

    Hi all, thank you for your advice.

    We viewed the house for a second time and asked about when the boiler was last checked and the state of the white goods. We were told the white goods would be sold to us if we make a reasonable offer, and as we already have a fridge freezer I don't see the point of paying what they seem reasonable for a second hand washing machine.

    The issue is with the boiler. Initially they said they didn't know about the boiler and would get back to us. When I phoned them today they said the boiler didn't have any checks as it was no longer working. Apparently all the hot water and heat comes from the solar panels on the roof.

    We then asked the somewhat obvious question of whether the solar panels were solar panels or if they were solar water heaters, two different things with two different needs. We were assured they were solar panels that were fully paid for... Not overly helpful. They have no idea of there is a backup or a battery, no idea of whether any maintenance has been done, but that it pays back £6 a month, and we were told that there were the documents relating to it on the table in an old nationwide envelope, it's more our fault if we didn't look at them!

    We are now attempting to make a further viewing to look at these documents before making an offer, but the second estate agent (who we have never worked with) has said the house is booked for viewings until Tuesday evening, and he could try and fit us in.

    I'm frustrated as this should've been a simple question answer and we make an offer. It's now turned into a stressful experience of trying to figure out how everything they have said these solar panels do actually work.

    Any ideas as to how we should proceed?

    There won't be a battery. If this is the only source of heating there's likely an immersion heater in the water tank though.

    Actually quite helpful - means you aren't leasing your roof to a 3rd party for a start.

    'Pays back' certainly sounds like photo-voltaic and you're getting money for selling (not very much) electricity to the grid.
