Changing Estate Agents

Hi All,
looking for anyone with experience in changing estate agents, we've had our house on for 6 weeks but little interest even with dropping the price £15,000 below home report value.
Similar houses near us do seem to be selling so cant completely blame the market.
I'm now considering changing EA, but reluctant to do so as i think as long as a house is on rightmove these days what else can the EA really do?
Any success stories?

I've had quite a lot of dealings with estate agents and can really see the difference between those that get excellent reviews from the locals, and those who do not.
The ones who have a great reputation tend to know the local market and the buyers on their books. They will actively contact buyers who are ready to go, especially with properties new to the market. It's easy enough to pop a property on Rightmove and wait for the buyer to come to you, as long as you're in a high demand, low stock area.
If you're not happy with the service you're getting, speak to them about it. Ask what they're doing to find a buyer and why they think it isn't selling. If they're not able to explain why, or you disagree, look in your contract to see if you can leave for another.
Have you tried advertising locally on social media? I've found this incredibly popular when looking for a home.0 -
Thanks Katie, i did share the link to my RM advert on my personal Facebook but limited audience i guess! Any other platforms you can suggest?
Interestingly I contacted our current EA today to express how disappointed i am with the service and all of a sudden i have two viewers looking for tonight/tomorrow - suspicious!
I think we will look to change, possibly I've been a bit naive thinking as long as its on RM it will be fine, the EA we purchased from seemed to be much better at communicating with us as a potential buyer0 -

I imagine they will prioritise houses in a higher price bracket, or that they know are likely to sell quickly. Having a word with them has probably put a rocket up their bum, as they're losing your custom.
You're paying them for a service and even though they cannot force a buyer to appear, their entire job is making houses attractive to potential buyers and moving sales/purchases along. If they're not fulfilling this then you have a right to moan.
No other platforms I can think of...find your local Facebook group and ask if anybody is considering buying a house in your area. Alternatively, keep a look out for people looking for houses.0 -

the photo's are getting re-done Wednesday afternoon,
Its the similar property to ours round the corner selling today which has made me think changing EA is something to consider, as they were on with this particular EA0 -

If you're selling in Scotland (mention of Home Report suggests you are) and you're in or near one of the major cities, are you listed with a local Solicitors' Property Centre, such as ASPC, ESPC, GSPC?0
