Hi Danair, sorry for the delay in my post - I wish you the best of luck and I've been in your position without a contract too and I don't agree with what Caprikid said at all and feel it was very rude of him to call you stupid. I think having a contract is beneficial because if you ever find yourself unemployed and you don't have a contract you have to get the landlord to sign a form to enable you to claim Housing Benefit and they have the right to refuse to sign it so you could be left very stuck. That happened to me before when I lost a job out of the blue and my landlord would not sign the document and I was left being expected to pay the rent whilst having to live off jobseeker's for the time I was out of work. It was awful. So next time, make sure you DO have a contract because it's beneficial in many ways.

I'm sorry this landlord you have right now is a bit of a cowboy, and I agree about keeping things civil. If it gets unpleasant you don't know what he will do. I hope it all works out for you and that he is respectful of your position so that you don't have to start quoting legalities at him. But at least you know you have some protection. Let us know how you get on - I would be very interested to hear how things play out for you.

There are plenty of rights , I think the tenant in this case chose not to have a contract as he felt it was advantageous to him and he liked the flexibility. Clearly feels contracts are a one sided deal.

I honestly don't believe that there are enough rights. Sometimes you can't find anywhere to go within 2 months and then to be threatened by the court with eviction is quite scary. For landlords, finding new tenants is pretty easy - but finding somewhere to rent is not, especially one that is of a decent standard and within your budget. It doesn't seem fair that you can choose this place to live and want to try to settle (because who can afford to buy a house these days?), and then the next thing you know you've got a couple of months to pack up and find somewhere else. The landlords are the ones with the advantage.
