Help - documents requested by vendors solicitor

Hi
We are nearing exchange date (hopefully) on the sale of our house and our solicitor has just rang requesting some additional documents required by our vendors solicitor. The property is a 12 year old Wilcon home and we were not the first owners. We have kept all the documentation we received when we purchased the property but I have been through it all and what they are requesting is not there.
The documents are the final completion certificate for Building regs and a copy of the section 106 agreement between the original developer and the council. Can anyone offer me any advice on how/where I might be able to get hold of copies of either of these? Are they likely to be being held by our mortgage company? I can't get hold of my solicitor to let her know and am climbing the walls a bit.
Sorry if I am sounding a bit daft - this is my first time selling a house and am finding these last minute requests confusing and frustrating. Should our solicitor realised earlier on that these would be required?

It might be worth contacting your planning/buildings reg department of your local council as they may have copies of these? Worth a try0

Yes, Local council.
If the property came with an NHBC guarantee, then it's possible that there isn't an official building regs certificate as I believe the NHBC people are somehow qualified to do it themselves. A Building Control Officer will help you with that.
Section 106, I have no idea what the solicitor wants this for. This will be with the Planning Department. A section 106 is an agreement that a developer will do things like put in a playground for the kids and provide amenity land etc.
Shouldn't affect the resale of your home though. Everything that is supposed to be in heaven is already here on earth.

I am in exactly the same situation as Jaspercat. I am selling and 'thought' was near to exchange, but my buyers' solicitors have just requested this Section 106 agreement, which I have never heard of either! I have a 10 year old house, again, not the first owner, and am beginning to feel that daft questions are being asked now! If this is available from the local council, why can my buyers' solicitor not request it from there? Like Jaspercat, I feel a bit daft asking such questions, but surely solicitors know more about what they are talking about, and this is what they are being paid for?
I am glad that, once again, these forums have some relevant topics and responses which are difficult to find on a search engine alone.0 -
Why do solicitors come up with these sorts of requests after people think everything has been done? Do some (not including Richard Webster in that group
) have a list of "things to only ask at the last minute" or is there a more logical reason? 0 -
If you had a bundle of papers from your solicitor after you bought, the s106 agreement might be there. Your solicitor should have obtained any document your lender has but if you bought since about 2003 it is much less likely t hat the lender has any! Otherwise your solicitor will have to pay around £20-£30 to get a copy from the Council.
Building Reg Final Cert should be available form Council but if you ask for it and there isn't one then you've told the Council and you can't get a Building Regulation Indemnity Policy.RICHARD WEBSTER
