Keys on completion day (part ex) & new build council tax Q.

We are due to complete next week and have part exchanged for a new build. Will this make completion easier so we won’t hang around for keys all day? I have booked a man with a van but I don’t know what time to tell him. The solicitors sent some info but it’s all regarding a chained sales so wondering if it will be different for our sale?
Also, we were told it’s a long time before you find out your council tax band, is this the case? They said put some money away each month until it’s decided!?

What's the mortgage situation on both properties?0

We are porting the mortgage from the old house, the extra mortgage needed is with the same provider though.0

I would imagine that it would be sooner rather than later then as your current mortgage provider isn't waiting for a payment from the developer before releasing the charge on your property.
But then again because it's such a simple transaction the lender might push it to the back of the queue for the days payments. I have no idea how this sort of stuff gets scheduled internally

The valuation office set the band and that can take a few months to be updated. The band will however be backdated, that is why they recommend putting money to one side.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.0

Phone your sales team at the new home. I’m completing next week and have been given 10.30am to collect the keys and start moving. Once the money has been sent by my solicitor they will give us the additional keys and it will be ours 0

The solicitors should be mutually arranging the completion times so that the chain can complete successfully - you need to contact them to see what time has been arranged.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals.
