Not Moved Out Yet but Agent Letting Themselves in (Rental)

  • In my experience, agents are dreadful when showing prospective tenants round an occupied property. I had:


    -lights left on
    -patio doors left unlocked
    -dirty footprints from shoes not being taken off
    -assuming it was ok to come back 30 minutes after an agreed slot, with the viewer's mate
    -usually less than 24 hrs notice


    Unless you are clear about notice and respect for the property, they will continue to act as though the place was uninhabited.
    They are an EYESORES!!!!

    Isnt that the crux of the matter. If requests for viewings were made they would not even know about the change of locks because the tenant could just let them in.


    You conveniently didn't pint out the breach by the LL and his agents. Which can also lead to a claim. The OP had £300 on the side in the kitchen after all...

    You're quite right it does work both ways and it is only a minority of LL an LA that don't give a dam. What is the point of creating undue stress and agro, LA/LL needs access let them in, if they screw up tell them and come to an agreement.


    I rent and have had an issue in the past I discussed it with the agent and we came to a compromise wasn't ideal but it worked, isn't this after all how a civilised society is supposed to work.

    People say things like this, same old same old, but has anyone heard of a successful case in the UK courts?...............
    Dunno, probably if there ever was a case it might be settled out of court or involve other, more serious, landlord/agent harassment.



    But suspect there will be a case where this comes up, probably in the 476 pages of "Quiet enjoyment" here...

    Hopefully a lighthearted note... on one tenancy I wanted 24 hours notice, and the complied with this. So much so that I got a phone call saying they wanted to do a viewing - but it was 12 months after I'd moved out....!

    OP - state you are not happy to the agent. If they are called on it, in my experience, they tend not to do it again! Good luck!
