    Apologies you are quite right: I should have said is it a "Landlord" policy rather then homeowners policy.



    e.g. my policy talks a lot about tenants, rent-cover, etc etc...

    Whether you take out buildings insurance or not is entirely up to you.

    Unless,of course, you have a mortgage and it is a condition of that mortgage.


    Or you have a leasehold property and it is a condition of that lease.



    'Landlords' insurance is likewise optional.


    If you wish to take the risk of your building burning down and leaving you with no way to re-build it, that is your choice.


    Consequently there is no obligation to show such a policy to your tenant.
  • you probably ought to look at it as a tenant - you are concerned that the insurance is valid (it will only be valid if it allows the landlord to let the property). The main reason why you want it to be valid is that the insurance will include the landlord's liability - and you want to be sure that for example if a tile falls down and hits you and causes you damage, that the landlord is insured - not to fix the tile, but to fix your mangled body

    Possibly, though seeing an insurance certificate is no guarantee that the insured hasn't already cancelled the policy.
