Hi all. Looking for abit of advice from anyone who has experience living in a coach house.
I am looking to buy a coach house, living above two garages which both belong to the property itself.
It is marketing as being two bedrooms, however, the second bedroom does not have a window. Is this against the law of being classed as a bedroom?
It is a new build property, so I’m well aware if it was classed as a one bed it would have to be considerable cheaper?
What additional extras should I try and push for?...carpets, money for furnishing etc?

I doubt it's "against the law" if it's a newbuild as they'd undoubtedly have had to comply with current planning and building regulations requirements. Is it actually a fully-enclosed room? I've seen places with semi-partitioned "bedrooms" which for building regulation purposes count as part of e.g. the living/kitchen area.0

No law against it but having no window according to RICS. The bathroom of the first property i rented had no window and that was enough to put me off a windowless bathroom let alone a bedroom, dual aspect has always been my preference but has to have atleast one.0

The Valuation Office Agency Rent Officers' Handbook makes some attempt to explain what a bedroom is:
"The simple test to apply is, for this type and size of property in this or a similar area, how has the property been let, and how do occupants use the accommodation? The size of the room is irrelevant. A room that would never be thought of as a bedroom or living room in a large country house might well be perfectly acceptable to most people, for those same uses, in an expensive, densely populated city."
An indicator that a room can be used as a bedroom could be that at least a small single bed will fit into it, and in most cases it will have a window, although there is no legal requirement."

Would you like to sleep in a bedroom with no window in heat like we had last summer? If the answer is no then I don't think this is the right property for you because it will be a one bed with a very nice big walk in cupboard.0

Thank you for the replies. The master bedroom has a window, so the second bedroom wouldnt be lived in, however I do agree that it would make it alot harder to sell on, so definitely worth thinking about this.
Very bizzare this day and age, as generally every new build property I have seen has 100 plus windows in sight!0 -

Not necessarily. You would probably just have to market it as a one bedroom with study / playroom/ etc, but it shouldn’t be any harder to sell than any other property. I imagine they must be marketing it at a cheaper price than comparable (but actual) two beds in the area? If not then you have room to negotiate...0 -
When it comes to sell, kit it out as a 'fifty shades' dungeon, invest in a few decorative goldfish bowls and plant some pampas grass in the front garden. Should make it more saleable. To some people
