Check what people are viewing and buying on rightmove by Inc SSTC.
Check those on the list and monitor those selling.0 -

How exactly does it seem desperate? If you can't take the time to confirm your viewing, then why should someone take the time to make sure they are prepared for it? A five second phone call is just manners, and if you can't make it you can let them know.0 -
If you are rushing from your child’s hospital bedside for viewings I’d suggest paying an agent to do these for you...0

We do have two agents, (as chosen by the Easy Move scheme) but we have to be there to let them in, and of course have the place suitably ready to view beforehand! The last booking didn't show up, and the agent had called them to find out why. The property price was determined following a comprehensive review of other similar properties currently on the market in our location, and what has already sold, how long on the market before sale..etc, and the price has been set very competitively, in order to secure a very quick sale. I'm not sure how effective these schemes are, but had hoped that the price would draw a lot of interest, so this seems like an ominous start!
I wonder if the agents are booking viewings before their clients have actually looked at the property details properly, one of the agents has since called to say their particular client had looked at the pictures online, and decided the garden was too small...unfortunately it took them two days to do this, and we only got the call to cancel, a few minutes before they were due to arrive. It's a tiresome process, I guess we had better get used to it!0 -

It sounds as though the agent(s) are pushing people into viewings before they’ve even seen the details.
Why won’t your agents conduct viewings? Have you asked?
If the times are inconvenient then push back. This won’t be an issue for serious buyers.
Do you have a neighbour, friend or relative you could trust just to open up and be there?
I have never had an issue with agents conducting viewings and my last sale (where I was not local) the agent was even available to pop round to pick up post, put air fresheners in, switch heating on etc.
Sounds like you agents are the issue to me.
Not sure that you can change their “bums on seats” behaviour but you can ask them to attend, try to find others to help and say no to inconvenient times.0 -

Just stop "preparing" for it, have the house tidy and just get on with something you need to do while waiting, if they turn up fine if not then go out or whatever you were planning to do, if the price is right (very important) someone else will probably want to view. Phoning under the pretence of confirming parking or whatever is a sales technique, people feel you are trying not to let them get away and they subconsciously pull away because of it (there will be other reasons as well, probably price)0 -

I get confirmation emails (and sometime phone calls) for restaurant reservations all the time in London.
I think this is simply because they want to know if I’m coming or not.
Can you ask the agent to do the confirmation? This is their job.0 -

Yes, because they will book your table to someone else if you are not coming, because they are running a business, add taxis, flights, hotels, dentists etc. etc. to the list. The customer expects these businesses to act like money making businesses. The problem with a private individual doing it to another private individual is that it reminds the person viewing that there is ultimately money involved, and they will be paying/borrowing it, this changes their mindset from a relaxed "Let`s view our potential home in a relaxed casual manner" to "They sound a bit keen, maybe it is over-priced". IMO anyway. Phoning someone to confirm that they are still coming is almost always because their arrival is of benefit to the person doing the phoning.0
