Advice on Loft Conversion Prices

Hi to all,

I have been talking to an architect to get a full dormer loft conversion and wanted to run these prices through you guys to see if im being stitched up.

Its for a property in the mitcham area CR4. A neighbour 2 doors down got on done and we called the builder for ours who then gave me the phone number of the architect.

The architect says they will do everything architecturily i.e. all drawings, any re-drawings AND deal with the whole building regulations aspect.

Survey @ £400 plus VAT
Drawings / Building regs @ £1800 plus VAT


The architect also knows a structural engineer (same one as used on neihgbours) who has quoted £1100 plus VAT

So in total INCLUDING VAT im looking at £3,960

This seems pretty extortionate,

Any advice on this would be fantastic and I appreciate your time greatly,

    Advice would be to get another architect and engineer quotes - and then, come to the realisation that doing things the correct way does come at a hefty cost.

    It’s not the cheapest way to do it, but may save you untold agg going forward.

    The quotes are reasonable for London prices

    You say this is reasonable however they already have most of the work sorted from the neighbours a few doors down.

    Anyone else have any input.

    We are also CR4 and have paid £3700 (including VAT) for everything you mentioned, I think.

    Try finding a structural engineer yourself - get them to do the structural calculations and hand them to the architect - £1,320 for structural calcs is a bit high.
