Hi,
Just received an email from my solicitor, extract below:
'Whilst I agree that the existence of the documents shown on the search confirms compliance with Building Regulations, the problem is that we have no idea what these works were! It would be possible to obtain duplicates of the documents from the relevant organisation should you wish to do so. Please think this over and let me have your instructions. Alternatively, you could take a look on the NAPIT NICEIC and Gas Safe websites yourself and obtain duplicates of the documents'.
I'm quite chilled about these things, rightly or wrongly, the biggest thing for me is that I new the buyer purchased in March 2018 and has done a full refurbishment. The documents my solicitor is referring to date back to 2012 and 2014, the seller obviously didn't get the from when they purchased and have since fully refurbished the property.
Am I right to not be bothered by this? I'm tempted to just email him back and say I'm fine with them not being available. Or should I be more cautious!?
I am awaiting mortgage offer and all searches complete, so other than this query and subject I get my mortgage offer through I am pretty much ready to exchange (I think!!)

Possibly a few more details would help. Age of property, House or flat, freehold / leasehold, what work has been done roughly - extension or new bathroom, that type of detail might help a smidge. Perhaps you know what document your solicitor is referring to as well. I don't, and a guess may not be that helpful.
Might get you a few more replies. Sorry best I can do with above facts would be to advise …
probably possibly or maybe.Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0 -
Given that it's free, and quick, I'd search the gasSafe etc websites myself.
But I'd be more concerned about the more recent 'refurb'. What was done? To what standard, and were Building Regs needed and obtained for all/part of that?0 -
Hi,
Thanks for getting back to me!
The property is an ex-council house, constructed around 1940, freehold.
The seller purchased in 2018, and has fully refurbished, so new bathroom, new central heating, windows, moved the bathroom upstairs, re-plastered etc. None of the documents for this work are in question, it is a Gas safety check and Electric check done in 2012 and 2014 respectively that he is chasing for.
Here's the original email from my solicitor and reference to the documents:
Our Local Authority Search revealed an Electrical Certificate issued in 2012 by C Orton Electrical, a further Electrical Certificate issued in 2014 by Broad Oak Properties Ltd, and a Gas Certificate also issued by Broad Oak Properties Ltd in 2014. Please let us have copies of these three documents as soon as conveniently possible.0 -

In what way are 6 year old certificates relevant?0 -
and if the heating and electrics have been upgraded/replaced etc during the refurb, and are signed off, why would out-of-date and replaced work be of any interest/concern?0
-
Well I'm not an expert, hence why I've asked on here!
I think I'll respond and say the recent works supersede these works, so I'm not duly concerned about whether the certificates exist or not!
Thanks for your responses.0 -
I didn't have any here. The place was being sold by local council to pay for care home fees. It was bought by the previous owner back in 1986. I got a survey done. Survey mentioned that there was no certs but that there was no signs on electrical damage. I got the gas checked when I moved in. Not had any issues. Of course you can always arrange for tests to be done prior to buying.Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.0

If the electrics was touched in the refurb then the should be a new cert i would think, if not then the old one still applies as well as any recommended work, A new one would be more useful of course.0
