This is very good question Joe. I am very selected in terms of my requirements and I found this after almost two years of viewings. Well few of my offers rejected as well in the past.
Obviously its really up to them to sell the property to me on this price or not so its totally fine. The thing which bothering me at the moment is whether vendor is aware of this or not or EA is just trying to push this all.0 -

There is nothing unusual here. Just normal negotiations.
* Your early offers were rejected (perhaps by the seller due to the very small incimental increases, or perhaps because the seller had instructed his estate agent not to accept or pass on any offers below £X)
* a higher offer (325) was then accepted subject to contract - and contracts were not excahnaged, making the offer/acceptance non-binding.
* a higher offer was (apparantly - you'll never know) received, which the seller obviously preferred and accepted.. You were informed
You can now either
* walk away
*increase your offer, or
* leave your current offer on the table, start looking elsewhee and see what happens
Or you could arrange a further viewing (on previous viewings was the seller present?), or drop a polite note through the door - I would NOT accuse the EA of anything (especially not in wriing!), or give the history, just 'confirm' the offer you made via the EA and mention you are a FTB with funding arranged, and hope the seller will consider your offer seriously. NOTHING PUSHY!
As for the lease stuff - well, the EA has done you a favour sending any paperwork at all - that is not his job. It is the lawyer's job.

What is mean by ALSO considering? Can they accept another higher offer without rejecting mine? Can they accept other higher offer while I am on hold? I have not been fully refused yet by the ES except they just asking to increase the amount with their tricks which I'll found out soon hopefully.

I really like this idea and I think I will do the same. I just want to spoke to them to understand if they have any higher offers really and that's all. If its in my budget then I might increase my offer or simple look elsewhere. In the note I'll leave my number and email.0 -

Regarding this point I don't think they have done any favour here. I asked 3 questions which they forwarded to the vendor, vendor then replied back to them with the attachment which shows they are serious in my offer and willing to sell. The ES has just forwarded the same email as it is which is also in my initial post.
Where is the ES's favour here? Yes you can say its a favour from vendors because they are not liable to send the images of official documents except solicitors.0 -

1) Let me send an email to ES asking the current situation of my offer whether its REJECTED/ON HOLD/OR ACCEPTED so I can instruct the bank and solicitor.
2) Let me wait for 24 hours if no response then I'll write a polite note asking the status of my offer via the door. Nothing pushy, no accuse to the EA, no history and no details, even I'll not talk to them personally. So they have an option to either through that note in the bin OR if ES is playing a role here then I'll find out that as well.0 -

I think its exceptionally unlikely its the EA playing games. There's no way they will jeopardize an easy sale for what is probably £50 extra commission by trying to increase your price by a few £k through a fictitious bid. I would bet 100-1 that it's the vendor behind this and that's whats happened is what the EA has said, a previous viewer has made an offer and theyve not said "no".
Make your decision in the light of that likely reality. I dont know what advantage you have, if you are a FTB then you have no chain and can move rapidly stress that and either put a higher offer forward or make it clear this is your last and final and you are now looking elsewhere so would appreciate a quick decision.0 -
You're obviously not from the UK, so you need to understand that England & Wales have the stupidest, most arcane nonsense process of house buying in Europe.
First, everybody lies. Including you.
Second, it's a game, but played with your money.
The thing to do is be very clear. Tell the estate agent (not state) that £325k is your full and final offer. Also tell him you need a firm decision by Monday 6pm as you have seen another house and will offer on that. (There's another lie).
It might not be the estate agent messing you around, it could be the vendor.
If you don't hear back by Monday 6pm pull out the purchase.

The very first thing I have been taught in this country is to NEVER speak truth just lie and its started from the job centre when I was looking for a job via the phone facility and I was telling them that I am in the UK since last two weeks and the person sitting next to me said, NEVER tell them truth that you are a freshy in this country. I have no clue of this at that time whatsoever but this is what we have a culture in the UK.
JUST LIE.
It is not what I own where I am originally belongs to but been taught in this country. And its absolutely true. I am not saying I never lied before landing in this country and I am the only truthful person on the face of the earth but what I am saying the more you lie in this country the better it is.
The people who are biggest player in the industry of LIE are (E)state agents or recruitment agents in my experience. Sorry not everyone but most of them yes and in order to respond to their lies you have no choice but to follow them.
Buying a house here is like gambling and yes with the buyer's money.0 -
