Construction of affordable housing near a house Im considering

    Had a huge estate of affordable housing built not far from here. Its all very nice and smart with reasonable people. You just can't predict what sort of people are going to move in whether its rented affordable housing, bought housing or rented social/affordable housing.

    Affordable housing is often not that cheap either. Sort of half way house between social housing and private rental. Some developments will only accept people without convictions/ASBOs etc. You don't yet know what mix of affordable/rented/shared ownership housing it will be, so that makes it even more difficult. Every new build estate will have a proportion of people buying to rent them out. You don't know who those people will be.

    And yes, its going to be a lot better to look out on than an old warehouse. It might even increase house prices. But you can't predict with absolute certainty the effect the development will have. You could be buying now at a low point, and find prices rise because of the development.

    Well, who made the planning application? If the whole development is affordable then it's quite likely the developer is a social landlord. Or there might be clues elsewhere in the planning documents (as the exact variety of "affordable" I think is usually agreed as a planning condition or in a planning agreement). Or check the local news, community council minutes, etc.

    If it is rented social housing how that is managed is going to depend on the housing association and the local council. If neither of those are any good at sorting out problems then you could have a problem.
