Thanks for all the replies, lots to think about. I guess I was naive with my expectations and am now much better informed, 2-4 years is a very small period in equities.

The rates for cash isas and normal savings are so poor so still researching other options.

Peer to peer inside an isa is one option but I have to spend much more time understanding the risks, capital preservation is very important.

I am also looking to funds that are weighted much less in favour of equities and have seen you can invest in funds with higher exposure to bonds/property and less weighting to equities, am I right in this? Would a fund with a lower exposure to equities be something to consider with the same time span of 2-4 years or should I be ruling out funds/equities completely?

Bonds vs equities? Bonds can be lower risk but generally not low risk enough for your purposes, IMHO. So, the latter, rule out completely if you do not have the appetite to loose capital over such a short term.

I am not a fan of p2p but others are.

As has already been posted cash, cash cash....but unless you manage carefully, using all the highest paying accounts of all sorts, and actually doing something, you also risk loosing out in real terms against inflation.

You may have read 'no good news' into the responses. Sorry that is just how it is at present and short term cash ISAs often the poor relations of all!
