FTB looking for some advice
myst
Hi all, I’ve been browsing the forums for a while and thought I could get some advice on a house we are planning to buy. We have finally found a house that we like which requires modernisation. Maybe a big project for a FTB, but we really like the location and also the possibilities of us planning it the way we want it and the house has a lot of potential.
We have done a building survery, gas and electric and it has come back with few issues and I'm looking for some advice. No previous experience in house purchase so not sure if any of these are particularly worrying.
1. repoint deteriorated mortar in chimney stack
2. replace lead flashings in chimney stack
3. clean concrete tilings of moss
4. re-bedding of ridge tiles
5. general repairs and maintenance carried out including clearing of gutters and resealing of defective joints and replace downpipe (due to evidence of blockages and leaking joints to the gutters with water staining to their underside. In addition the downpipe is generally dated. We also note the downpipe may be of asbestos containing materials)
6. new lintel requiring installation on all windows and porch
7. recommend windows and external door are replaced as they are coming to the end of their life
8. recommend entrance porch is replaced in the immediate term as is in poor condition with deterioration evident to the timber frame structure and the aluminium framed double glazed windows.
9. repoint areas of deteriorated mortar pointing to the verge
10. brickwork to the right-hand elevation, isolated areas of deteriorated mortar pointing are evident, recommend the area is repointed
11. front and rear of the elevation adjacent to the eaves, possible slight structural movement, repair and repoint areas and monitor as precaution
12. aluminium framed double glazed window coming towards the end of its effective life, recommend the window is replaced
13. brickwork to the external elevations, isolated areas of deteriorated mortar pointing are evident and recommend these areas are repointed
14. displaced brickwork is present at low level to the rear of the right-hand elevation, brickwork would benefit from cutting out and replacement
15. leaking joints noted in painted metal soil and vent pipework to the rear elevation, soil and vent pipework is replaced
16. hopper and wastepipe may be of asbestos containing materials
17. built-in cupboard is present to the rear right-hand corner of the room the ceiling has been damaged and requires repair
Gas reports were ok, just that the boiler hasn't been serviced for 3 years.
Electrics came back with a couple of C1's C2's and C3s
Main earthing arrangement not adequate
Presence and condition of distributor’s earthing arrangement not adequate
not correct size earthing conductor.
Gas meter not bonded in correct position.
Condition of enclosure(s) in terms of IP rating not adequate
Consumer unit not fire rated.
Circuit 1 identified as cooker - circuit can not be identified.
redundant Live cable found dangling in garage
Circuit protective conductors not present on any lighting circuits.
Many terminations found to be loose and require further immediate remedial work.
All accessories very dated upgrading recommended
Sheathing found to be over heated and crumbling/cracking at several luminaries.
We are a bit confused whether these are serious issues. Any advice highly appreciated. Thanks for your patience.
