Well... here goes....!
Your photos aren't great. The light is wrong in a couple of them and they are too dark. The house is also a bit 'cluttered', and you may want to move things out for the photos to give cleaner lines and views.
It happens that I do know the area, and I know there are a lot of 3 bedroom semi in it (I used to own one of them). Given the sold prices in your road, I think you are maybe priced a little high. What is it that makes your house worth that extra (maybe) £10K? I'm not seeing anything that would warrant the extra.
But, after saying that, in the timeframe I think you are doing well! It takes time to sell a house.0 -

If you are getting viewings hopefully a buyer will follow. For me it's cluttered and I can't stand the ceiling in the sitting room. That's just me though. I'm driving by there tomorrow for work. May do a drive by

For photos taken on such a bright day, it does look dark inside? The access to/from the lounge looks difficult to access with toys in the way. I know the yellow bedroom is small (we have one similar) but it my be worth removing some furniture temporarily to make it look bigger?
But three viewings within a few days is pretty good0 -

It's not you, it's not the house, it's not the price ..... BE PATIENT!
You need to give it a month, at least.
People aren't sitting, waiting to immediately view and pounce on the very next house they can afford.
I've been for sale for 6 months, had the agent round yesterday. He said it's not the price, nor the house.... it's the market. People aren't choosing/deciding, there's no urgency. Many are waiting to view. I am, actually, dropping my price from today, just because "I'm bored of it all now... it's dragging on". But I could've sat it out...
I, myself, am not viewing anything. I'm making a list of houses I'd like to view WHEN I've got an offer.0 -
Going through the listing:
1/ I can't spot it on streetview as streetview's 10 years out of date. But the road itself looks fine (not shabby/rough).
2/ Those ceilings..... will put off 90% of people who might've viewed. Nothing you can do about those unless you get them skimmed yourself. Some people have an idea that they will contain asbestos. And, even if they don't, that's a lot of disruption to have them all sorted out, without a potential buyer knowing how much it might cost. Too many "unknowns" for many.
3/ Photo 3, it looks like you can't get through that door as the sofa's in the way. If you can rearrange your furniture just for the photos (pull that end bit behind you or something) that might be better.
4/ Photo 11, many people won't like that it's overlooked. You can change/omit that photo, but the bottom line is they WILL spot it the minute they view (wasting your time and theirs), so it's 50/50 what you do about that.
5/ Rooms need to be measured in feet and metres. People usually only understand one, so you should provide both (I'm a feet/inches person).
That's about it really.
The house is fine. A couple of minor tweaks to the photos could make the difference between being on somebody's list or not .....
If it were me ... I'd concentrate on making it look like you can get through the door/move the sofa - and find a camera angle that doesn't highlight the artex ceiling. If you want to show the garden without the overlooking, shoot it from a bedroom window.0 -
Re Purple Bricks -v- agent.
With PB your advert's on RM "everybody looks on RM". But that's it if they phone you for a viewing.... nobody's persuading them to see others.
With an agent, you might get viewings from people where the agent says "have you thought about this one too? It's just round the corner, we could do 2 viewings one after the other for you". The downside of that is that yours could be viewed and the next one "persuaded to view" and they buy that one
But there's no point being paranoid.
Agents discuss, a little, what people are after - and so they'll be more actively encouraging people to see yours, rather than relying on somebody finding it on RM.
People DO miss houses for sale that are "hiding in plain sight" on RM. I do it myself all the time. I have a list of houses I'd like to view, then, suddenly, one pops up and it's been on a month and I'd just not spotted it before. So you can't rely just on being on RM as your sole way of getting it out there.
With PB you have one chance for people to find your house in their search results.... with an agent at least you've got the chance they'll bring people round that had missed it.0
