Dodgy windows and no building regs!!

    The surveyor's report has stated that no new lintel has been installed. The surveyor is contracted to you to give non-negligent advice. However I would read carefully the report and find out what he based this findings on and read any disclaimers or caveats there are in the report.
  • You hired a builder to do work on your property a so called professional who should of completed the works to current building regulations . Was there any contract signed for the work ,how was payment made . I would send him a letter with pictures og the movement /cracks asking him if he installed a lintel in the first instance i wouldnt mention the surveyor get everything down on paper and send recorded plus email also a few days later

    Thanks guys! I did actually ring the local council today re the building regs.

    Re the windows - we need to make a “Regularisation application” - basically someone comes round to inspect them and issues a cert. Costs £££ and obviously they can only sign off if they’re ok.

    As far as the lintels go - apparently if they’ve been replaced/repaired/updated etc then no regs are needed. Only if they’re added where there wasn’t one before (like where a new window has been constructed) is where you would need Regs.

    Just need to work on getting in touch with builder now!

  • Trouble with 'signed-for' is, it alerts the recipient and they might simply decide not to sign for it.



    Proof of posting, shows it was posted, and on the balance of probabilities, delivered within a couple of days.
