Homebuyers Grade 3 advice

Hi, we have just had our homebuyers back on our 1994 purchase. There are a few things recommended ad Grade 3s, I.e need to get fixed urgently and I wondered if anyone has any advice on whether these are worthwhile:
1) electrical survey purely because of the age of the house
2) plumbing survey as a slow draining sink and slightly low water pressure
My understanding is that the electrical survey can be a little pointless as we know it won’t meet current standards. We will need to get quotes to update singles to doubles though in regards to sockets. The plumbing issue relates partly to the fact that the boiler really needs replacing and we would look to upgrade to a pressurised system that should improve water pressure?
I’m just trying to weigh up whether to get the additional surveys or whether they’ll be a bit of a waste of time...
Asbestos was also mentioned as possibly in the ceilings but unlikely... although not illegal until 1999.

Homebuyers almost always put '3' on electricity and gas purely because the surveyors aren't qualified or skilled in the particular trade to do a full systems check.
The more important question is did you see anything that would make you worry about the fundamental quality of the systems where you personally would get peace-of-mind from having the surveys done - they aren't that expensive if you have a worry, but I wouldn't get them on a house that new just because of the Homebuyers.0 -
Thank you that’s brilliant advice. I am seriously considering having someone to look at the low water pressure as that could be a problem that’s expensive to fix and there isn’t an obvious reason for it it if you see what I mean.... but electrics I think we’ll wait till we are in as they will need an upgrade anyway. The whole boiler needs replacing so I’m not worrying about the issues with those, though the system currently works fine it’s mainly an age thing.0
