    I can't remember exactly what the county court judge said but it was along the lines of, once all the contractual requirements had been discharged to the satisfaction of the LL/LA by way of final inspection, there is no legal entitlement to revisit the contract to rectify LL/LA oversights etc.

    He said it with a little more legalese than that but i was off the hook

    Without reference to a case, this is just as much gobbledygook as any of the other posts - in fact how do we know the "county court judge" wasn't actually a "bloke in a pub"?!?

    I'm going to have to disagree.

    The LL has up to 6 years to pursue any valid claim after the tenancy has ended. Whether or not the checkout has been carried out or the deposit has already been returned are both irrelevant.

    Yeah, but who's going to stress about the (tax deductible) £15 cost from the Council to dispose of it? As a landlord I assume I'll have to spend anythig from a few quid to a few grand between tenancies, so I'd save my breath and sort it rather than wasting time instructing the agent to instruct you to instruct the Council, and then liaise with the new tenant over access!

    So in your position I would tell 'em to go forth and multiply

    Ensure its been stored correctly by them. If new tenants have been using threaten to sue the landlord for damage to property. You will get nowhere but might shut them up
    An answer isn't spam just because you don't like it......
