    Sugest to the LL that he take over the bills.

    Drop into the conversation the magic letters 'HMO'.......

    Yes this seems like the best option (first part anyway) till I see what their responses are. I think they will be in the doo-doo if they have 2 voids at the same time, which could be more leverage.

    I have no issue with paying my way i.e. rent including bills (to them), I just don't want responsibility for the actual bills.

    Check with the local authority(counci):

    1) does it fall within the category of an HMO (probably yes)

    If 1=yes, then LL is responsible for council tax.

    However be aware there are two definitions of HMO. There is the definition for management and licensing. Then there is a completely separate definition for Council Tax.

    Hence it does not necessarily follow that in a Licensable HMO the Landlord will be liable for CT. If the Tenants are on a joint contract it can be a Licensable HMO but NOT a Council Tax HMO, and that is a very common situation for obvious reasons.

    Can u not move out and find something with a better/fairer arrangement? The LL sounds a bit dodgy anyway.

    There is no way I'd put myself in a position of being responsible for the utilities for a whole house if I was renting only a room when the LL could move anyone in. I remember my days of room renting, not everyone was the sort of person I had any common understanding with.

    Thanks. Council tax is not relevant in this situation as we are all students. It's definitely licenseable as I've checked via the LA website.
