    The good value for money indicates a problem. It is possible that you have access rights from your vendors using the access but that won't stop the owner of the land making it difficult for you.



    You need to know why the house is being sold so cheaply. This never happens unless there is a serious problem that is making the house difficult to sell.

    That's interesting - I didn't even know this was a thing!
    It is, but with the caveat that the whole thing is more complex at a registering it and getting it recognised level. It's one thing to have established a right and another to have someone cooperate over it on a daily basis, especially if they're a difficult character!


    There might be added complications too. Our neighbours with the septic tank are blissfully unaware that regulations have changed, so when they need to renew their drainage field, they'll find it impossible due to the proximity of a stream.

    The price was dropped as they were struggling to sell as the garden is joint with the neighbour apparently, there is land to make our own garden which we intend to do but it isn't really suited to families, and with it being a village location they were basically waiting for first time buyers like us. The owners weren't eveb aware of the issue until it came up on land registry apparently as they have used it for years. they also wanted a quick sell as it's due to a divorce that they are selling.

    The land to make your own garden is that already garden land or is it agricultural land? Sometimes you are not allowed to make farmland into a garden.



    The whole thing sounds like a disaster to me.

    I would definitely go and speak to the neighbours to see if there is an issue over the access that the sellers haven't told you so you can hopefully get some confidence the access won't be challenged by them after purchase..I would be very cautious of buying into an unresolved problem..I have unwittingly done this and 2 1/2 years on it is still not yet resolved..this was after trusting my seller that a previous issue was no longer a problem...
