I meant property 2 - the 3 bedroom. 3 bedrooms is a good idea, particular as it's the same price as the 2 bedroom.

May I ask why you think number 3 is a non-starter? I imagine because it is from a HA, but I am just trying to think what makes it a much worst deal than the other ones.

True about the cost per sqm... I hadnt done the maths before - considering just the total value sounded as a very good deal.
Regarding the HA flat, as it stays in same the development/building as the private ones, do you think I could have problems with it? Do you have any ideas of the type of problems I could face?
