Buying a house without planning permission or building regulation certificate

If you tell him something is wrong with the property, he will have to inform the lender and they may withdraw the mortgage. So never do this after exchange of contracts.
If you are happy to buy the house and don't care about the lack of building regs, then don't tell the solicitor.
There's nothing a solicitor can do about building regs really apart from buy an indemnity. They cost money and are a nice little earner for insurers. They are virtually never claimed on.Changing the world, one sarcastic comment at a time.0
