assured shorthold tenancy, notice at the end of the fixed term

    The estate agent is wrong. You can stay on indefinitely.


    Letting agents cannot evict you. So that is irrelevant.


    The law means if you stay on, you automatically get a Statutory Periodic Tenancy - it's the law. You need to do nothing to get this.


    (ONLY you or a court can EVER end a tenancy)

    I don't care if it's fully managed by the queen. Your contract is with the LANDLORD.


    The landlord cannot require you to leave, whether by the 1st of May, or the 1st of December. They can issue a notice which basically says: "In two months, I might think about maybe going to court to get my property back".


    If they get in touch asking for credit checks, say 'no thank you'.

    Let me ask you a question in return:
    If the LL serves you a S21 tomorrow (9/3/19) dated to expire in 2 months, what date will the S21 expire?

    Why would the LL ask for credit checks?
    Why would you agree?
    If you refuse, or agree but fail, why would the LL have to give you 2 months notice?

    The only reason the Agents will want you to pass credit checks is because you can be charged money for them!

    Just stay put, sign nothing and roll onto a SPT.
