Shared Ownership Rent Cost

Hello

First time buyer and first time here too. Hoping you can help!

I’m currently looking at Shared Ownership properties, I will be moving alone and live too close to London to afford a whole property by myself, so pretty much the only way to get on the ladder!

What I am confused about is that most, if not all, housing associations advertise the rent on their share as 2.75%, but upon asking the estate agent for the rent cost, these are much higher. Sometimes almost double this.

Is anyone able to shed any light as to why this might be?

    They usually quote the rent and service charge as a single sum so it might be this? If it’s a new build, service charges are very much guesstimated so may end up being significantly higher or lower.
  • Hmm. I did think that too, but the rent itself is 20% higher than it should be, and the maintenance and ground rent are both IN ADDITION to that. I can’t seem to get my head around it!
  • Scrap that, it’s about 86+ higher!

    2.75% = 327
    Estate agent advised 609 ~ 5.11%!
