  • And I've assumed that your new build already has carpets etc included in the price otherwise you will also need to find additional money to pay for that kind of thing.

    Advisable to use your own broker/lender/solicitor/conveyancer. Not one associated with them. You need someone to be looking after your best interests, not someone who needs to keep the home-builders sweet.

    Id suggest speaking to the housing agent in the sales office. We exchanged on less than 5% with the provision that the rest of the 5% would be paid before completion (as we had to exchange several months ago).

    Most new builds offer this and it seems they are happy to do it to get a sale.
