    With regard to the option of 50/50 with him - could you not rent out through Airbnb without his input and get 100%? It is your property (not his) after all. Then you would have more control over who rents the property via Airbnb, change your mind any time and go back to standard rental, only missing out on a free carpet fitting, a dishwasher and some blinds etc etc

    Another thought, if the AirBNB side appeals to you, you could look at doing this yourself without the other person being involved at all. You say you have missed opportunities in the past, perhaps this is the germ of an idea for you.

    The idea of having my flat looked after properly is very appealing especially after my last tenant. He's offered new blinds throughout. I have ordered new carpets and he has offered to fit them foc. Sort any maintenance that's required and install a dishwasher, again all foc and he'll leave them with the property when the agreement ends - 2 years. He has agreed to have the flat completely redecorated and new carpets installed at the end too.
    I would be highly suspicious..

    And I question "having my flat looked after properly". You will have no control once this is set up over by who, how many, how often, your flat is occupied.

    His incentive will be to get bodies through the door and £ in his pocket - not looking after the flat. Whatever promises he makes, or whatever you write into the contract with him, you'll have given up control.

    I'm not familiar with Scottish law, but also wonder what type of tenancy this would create (and hence what protection you gain/lose by it not being a (SAT?)?

    As others have suggested, this could easily also be a cover for prostitution, a drugs farm, etc.

    If you want to let your flat, keep control yourself is my advice.Whether by letting it yourself to a family/couple whoever, or by running an airbnb yourself.

    It would have to be some sort of non-standard lease and therefore almost certainly unacceptable for a BTL mortgage (not much asking the lender for consent - they'll just say no).

    If this other guy is so interested in AirBnB why doesn't he acquire his own properties?

    Alternatively, there are plenty of agencies around offering to manage AirBnBs (charging somewhat less than 50%, I'd guess), if the OP just wanted to take the admin off their hands.
