Why are my property management agents so crap !?
the Tenant had none urgent issues with the boiler I said get quotes and wait for my instructions,
my property management agent fixed the problem for the tune of £200 without my say so and has now taken from this month rental income,
One week on and still no Recipes and no idea what work was done I expect from for the 13% they are charging me.

Bt if they've breached the terms of your contract by spending unauthorised money, sue them.

The problem is they don't give a cr*p, it's not their money so happy to spend it no matter what the cost.

I assume that you didn't do much research or not very effective research when you chose this company and agreed to their terms and conditions.
I perhaps could understand your displeasure more if the choice of whom to choose had been made by someone else...but no it looks like a case of your choice.
I'm not sure if 13% is the going rate for fully managed in your area,where I am yes it probably is but haggle and negotiate and its more likely that the agent will offer around 8%....something to consider if you choose to leave your current agent.
If you want more input into your rental property then you might want to consider a different type of contract where you have more flexibility over the tradespeople who are employed for repairs but it appears to me that perhaps you have entered into a fully managed contract and now want to have management over the choices.
not how managed works I'm afraid...look at tenant only find you pay less and have more control.
The upside is your tenants have a working boiler...so presumably they are happy.in S 38 T 2 F 50

yes it is a fully managed contract but i'm sure they can not just spend unauthorised money like G_M has said !?!?, if its broke kool I will fix it but tell me the cost or get quotes even send me a invoice that tells me what work has been done. .0

it used to form part of our contract that we would authorise works required up to the cost of £200 (or whatever figure was agreed with the LL) what does your contract say?0
