    The solicitor will do the leg work and it's relatively straightforward. Problem is generally that the solicitors win, regardless of whether you do, because they always get paid. The law doesn't allow for you to reclaim legal costs from the other side at lower level. Even at higher level, there has to be some disincentive not to be suing each other left right and centre, and that usually surrounds fees - in that you don't get them all back.

    So basically we would end up teaching them a lesson but not really walking away with the money to rectify the consumer units?

    That's the bit you need to concentrate on...and that's what makes the decision on whether to challenge the vendors or not should be your gut feeling and desire.

    I agree that more should do it and that may eventually change how people view hiding important information during the sale of properties however many people just accept that realistically they end up gaining very little for the time and money spent challenging.

    I potentially have a roof situation that I could challenge as part of a recent purchase,but a busy life and more interesting things to do with my family are perhaps clouding spending time going down a legal route that isn't going to give much back at the moment(certainly not compared to what I need to spend on the roof)..my motivation would be satisfaction that I have achieved a partial win against a couple I'm never likely to come into contact with again.

    Flipside of the coin is I just get on with sorting out my stuff and moving forward.

    Hope it works out for you whichever way you take it and you can enjoy your property without regrets or what if's

    Thank you for your comments and kind words, certainly some very good points to think about and the quiet life seems the most preferable route.

    I’m sorry to hear about your roof, we have just had ours replaced and it’s annoying paying so much for something you never look at or touch!
